 No. We are investors who act as a local operating partner. We don’t lease properties, collect rent, or list homes. Our role is to protect capital, oversee rehabs, and hold property managers and vendors accountable. 


 Yes, selectively. All new relationships start with a paid, on-the-ground due diligence review to ensure expectations are aligned before any ongoing work. 


 Primarily single-family homes and small multifamily properties (Class B and C) in the Dayton market. 


 All new clients start with a paid on-the-ground walkthrough or due diligence review. This ensures expectations are aligned before any ongoing work begins. 


Contractor vetting, scope enforcement, on-site inspections, change-order control, weekly updates, and payment oversight. It does not include design decisions (unless agreed upon), daily updates, or guarantees of contractor performance. 


 We intentionally limit capacity to remain hands-on. Full rehab oversight is capped at two active rehabs at a time. 


 No. Real estate and construction always involve risk. Our role is to reduce that risk through local oversight and early problem detection—not to eliminate it.
